Located in a Mahahual South Beach this 1,800 sq ft home has two master suites plus two additional bedrooms, three bathrooms, a patio, as well as a rooftop deck that both overlook its own beach and the Caribbean sea. The home sits on a landscaped and manicured lot of 20 meters  wide by 53 meters deep (1,060 sq. meters) with mature coconut palms, bougainvilleas, prolific lilies, bananas, a lime tree, and a variety of other hearty beach flora. The included federal zone concession adds 400 sq. meters and includes a palapa and lounge chairs. Dive and snorkel direct from your own backyard!

This home was beautifully constructed in 2002 as a single-family Caribbean retreat in a secure Mahahual South Beach known as Xaczil Ha.  Ten kilometers south of Mahahual, the home has many well-thought out touches, such as vaulted ceilings with glass block along the top for lighting. All 1,800 square feet of living space is on one well-designed level. The living area and both master suites exit onto the patio area and have beach views. A garden patio is outside the 3rd bedroom, and all 4 bedrooms have large closets with custom louvered wood doors. Ceiling fans are located throughout this Mahahual South Beach home, although wonderful sea breezes usually create fresh airflow through the home. On a particularly hot day, there is a wall air-conditioner unit but is rarely used. The house was recently painted.

The kitchen is fully equipped with a 6-burner stainless steel gas oven/range, double stainless steel sink, a large refrigerator/freezer and plenty of counter space, including a breakfast bar. Food storage is easy with an enclosed pantry and numerous wood front cabinets. There are 2 safes in the home, as well as a laundry room equipped with a washer and dryer.

The home is built atop a 40,000 liter rainwater-filled cistern that delivers fresh water to the whole house through a water-pressurizing system. A professionally-installed 1,500 W solar-powered system with newer batteries are protected inside their own closet, and generate enough power to serve the entire home and is backed-up by a 16,000 KVW generator that has its own fuel storage area. The one car garage contains numerous tools, spare parts and shelving that are included. A new 300 liter propane tank tops off this meticulously maintained home, which has also been painted inside and out. Yes, the two kayaks are included!

The yearly maintenance fee of this Mahahual South Beach includes gardeners, beach cleaners, trash service, a full-time security guard, a boat launch area and a reduced rate on internet service.

In case you have friends or family you would like as a neighbor, or if you desire to have an additional adjacent lot of the same size, the lot next door is also for sale (separate purchase).

The stunning area known as the Costa Maya is located on the lower third of the Yucatan peninsula on the sparkling blue Caribbean Sea. Known for its pristine white sandy beaches, Costa Maya is a tropical paradise with fauna and flora including abundant coconut palm trees. Centered in the Costa Maya is the small town of Mahahual. Once a sleepy fishing village, Mahahual has grown into a small resort town with charming hotels and a wide range of dining and shopping opportunities.  Costa Maya offers a wide range of spectacular water activities including snorkeling, scuba diving, deep sea and bone fishing, paddle boarding, swimming and just plain relaxing on the beach!

Only several hundred meters offshore, the Mesoamerican Barrier Reef protects the coastline from possible turbulent seas. The coral reef, often known as the Mayan Barrier Reef, is the second largest barrier reef in the world – second only to the Great Barrier Reef in Australia – and extends 965 kilometers (600 miles) from the Yucatan Peninsula to Honduras. Costa Maya is diver’s and snorkeler’s paradise and the home to five hundred species of fish and one of the largest colonies of manatees on the planet.
