The home was lovingly refurbished and restored in 2008 to meet and exceed hurricane-proof construction standards on Mexico’s eastern seaboard. The main home of Las Brisas consists of two stories with a three bedroom/two bath apartment facing the sea on the first floor and the owner’s living quarters on the second floor. The second floor alone comprises 1,740 sq. feet of living space. The second floor living space has indoor and outdoor dining areas, a comfortable living room, a master bedroom, a master bath with dual sinks and a covered outdoor balcony and laundry area. It even has a unique ‘dry room’ serviced by a dehumidifier that keeps laundry, towels and clothing free of mildew and smelling fresh all year. A large second floor balcony overhangs the outdoor deck below and offers a 180 degree panoramic view of the beautiful turquoise-blue Caribbean Sea.
A rooftop covered terrace has a cozy sitting area with built-in couches to watch the sunrise poke over the Caribbean horizon to the east as well as the sunset slipping over the virgin jungle to the west. There is a separate 5 x 10 ft. storage area on the third floor for cushions and lounge chair storage.
There is also a large separate guest casita which has a queen bed, bathroom, two burner cooktop and a small refrigerator. The bungalow has its own private shaded porch facing the sea with rocking chairs to soak up the gentle sea breezes (Las Brisas).
Attached to the back of the guest casita is the one car garage. A well-stocked shop replete with tools, extra pumps and essential parts is a huge added bonus that makes living on the beach even more enjoyable. A 21 x 12 foot caretakers quarters with a front porch sits by the roadside of the property that has electricity, a small refrigerator and a cooktop.
Adding to its list of superlatives, Las Brisas is served by the newly-constructed electrical grid extension from Rio Indio to Placer. This 15km. stretch of beach is the only non-commercial beach community south of Tulum to have access to dependable, Federally-subsidized electricity! (Electrical power to the grid is in large part provided by hydro-electric production, the greenest energy yet to be conceived.)
In addition to privately metered electricity, the Las Brisas has a top-of-the-line back-up solar system to carry the home through any possible emergency should the electrical grid experience an outage. Twelve 250 watt solar panels are mounted on the garage roof and produce enough electricity to power the Las Brisas complex. Twelve Rols solar batteries store enough electricity to get through any extended electrical outage, and twin Outback inverters automatically and seamlessly deliver clean 110V electrical solar power to the complex should the need ever arise.
Also included with Las Brisas: linens, towels, furniture, fully serviced kitchen, artwork, kayaks, Cajun cooker/smoker, barbeque grill, 5 cubic ft. freezer, satellite dish, internet equipment and an outdoor double stainless-steel sink for cleaning the catch of the day! To stay connected, Las Brisas includes satellite TV as well as a cell phone antenna and signal booster for clear cell phone reception from TelCel. A separate internet antenna serviced by a local internet provider provides internet service to the entire area.
The small but vibrant beach resort town of Mahahual is only thirty minutes away. Once a sleepy fishing village, Mahahual has grown into a popular beach resort town with charming hotels and a wide variety of dining and shopping experiences.
