Ocean Grove is sizeable tract of Caribbean beachfront in an area north of Mahahual known as Casona Costa Maya. The parcel is comprised of three contiguous lots, together spanning 128 meters (420 feet) of powdery white sand beachfront. The average depth of the lots from the beach Federal Zone to the road is about 62 meters (204 feet).

1.  The largest of the three lots which measures 77 meters (252 feet) wide by 70 meters (230 feet) deep is priced at $250,000.
2.  Each of the smaller lots measuring 26 meters (84 feet) wide by 55 meters (180 feet) deep is priced at $100,000 and $110,000 individually or $175,000 if purchased together.
3.  The entire 7533 sq. meters (81,085 sq. feet) of property can be purchased for $425,000.

The three lots have been surveyed and staked by the government survey office and the title description has been verified. The frontage road has been widened and the entire tract has been fenced. The two smaller lots have been cleared of miscellaneous and undesirable growth.

Casona Costa Maya has some of the most elevated stretches of beach along the north coast but still boasts numerous lagoons on the inland side of the beach road. It is well suited for a number of uses, including one or more single family homes or a large, multiple home, family retreat. Ocean Grove sits about 8 km (5 miles) north of the Uvero Beach Club and about 10 km (8 miles) south of the Sian Ka’an Biosphere Reserve. That’s far enough away to guarantee privacy, but not so far away as to be considered remote. (Sian Ka’an was designated a UNESCO World Heritage site in 1987.)

Only several hundred meters offshore, the Mesoamerican Barrier Reef protects the coastline from possible turbulent seas. The coral reef, often known as the Mayan Barrier Reef, is the second largest barrier reef in the world – second only to the Great Barrier Reef in Australia – and extends 965 kilometers (600 miles) from the Yucatan Peninsula to Honduras. A diver’s and snorkeler’s paradise, the Reef is home to 500 species of fish and one of the largest colonies of manatees on the planet. Once or twice per year, giant sea turtles, of which there are five species in the area waters, may waddle onto the beach in search of premier nesting sites.
